Disclaimer
What this website is for, what it is not, and the handful of things only a visit to your house can settle.
Is anything on this site a diagnosis of my house?
No. The service pages and guides describe how foundations in the Huntsville area tend to behave on Decatur, Dewey and Colbert soils and what the usual repairs are. Two houses with the same stair-step crack in the brick can need completely different work depending on the soil under them, the drainage around them and what has already been done to them. Until a technician has run a laser level through the rooms and looked at the walls from inside, nothing here applies to your property in particular.
Are the prices real?
They are honest 2026 planning ranges for Madison County and the neighbouring counties, and nothing more. The number of piers, how deep they must go, how much of a basement wall is affected, whether the crawl space can be reached without cutting an access, and permit fees all move the figure. The sheet you receive after the inspection is the price; the ranges on this site are not a quote and not a promise.
Does this site give engineering opinions?
It does not, and neither do the contractors who work through it unless they say so in writing. If a lender, an insurer or a buyer wants a stamped letter, that comes from a licensed structural engineer, and we will refer you to one rather than guess at what the letter should say.
What about the photographs?
They illustrate the kinds of conditions and repairs the text describes. They are not presented as before-and-after records of a specific customer's home in Huntsville, Madison, Harvest, Hazel Green, Meridianville, Owens Cross Roads, Decatur or Athens.
Is a repaired foundation guaranteed never to move again?
No one can promise that. Piers, drains and anchors are designed to stop the movement they were installed for; a wet spring, a new leak under the slab, a tree planted too close or a change in grading can start a new one. Whatever warranty exists is the one written into the agreement you sign with the contractor, with its own terms, and manufacturer warranties on pier systems and pumps have their own registration rules.
Who actually does the work?
Independent contractors who are not the operator of this website. Our referral marketing disclosure explains how they are chosen and how they are paid.
What if something here is wrong or out of date?
Tell us. Rules at City of Huntsville Building Services, the Home Builders Licensure Board threshold and the way Alabama 811 works can all change. We correct mistakes as soon as they are pointed out, and links to outside websites are offered for convenience only; we do not control what they say.
What if the situation is urgent?
If a basement wall is visibly moving, a floor has dropped, or water is rising around an electrical panel, get people out of that part of the house first. If anyone is hurt, or a wall has collapsed, call 911 before anyone else. Then call (256) 870-2453.
