House leveling

House leveling that is measured in tenths of an inch, not promised in inches

No house in Madison County is perfectly level and none ever was. What a leveling job does is find out how far a floor has dropped, which way, and whether it is still going, and then bring the frame back close enough to square that doors latch, floors read flat and the cracks stop growing. The number that matters is the one on the laser receiver, before and after.

Technician holding a laser receiver on a rod in the living room of a brick home, a rotating laser level on a tripod in the hallway, measuring floor elevations before a leveling job

The word "leveling" covers two different jobs, and which one you need depends on what is under the floor. A slab home that has dropped at a corner or along one side is lifted from outside: steel piers go in under the footing and hydraulic rams raise the settled section while a technician inside reads a laser receiver at the points surveyed earlier. A pier-and-beam home, the raised wood floor on block or brick piers that most Huntsville houses from the 1940s through the early 1970s sit on, is lifted from inside the crawl space: jacks and timber cribbing raise the sagging girder, new piers or steel shims take over, and the jacks come out. The first job is mostly digging; the second is mostly crawling.

Both start with the same survey. A rotating laser on a tripod sweeps the house, a receiver on a rod is held at thirty or forty points on the floor, and the readings go on a sketch of the plan. That sketch is the whole case: it shows a low corner at an inch and three-eighths, say, falling off toward the northeast, with the high point at the hall bath. It also shows what not to lift. Raising a corner that has been low since 1978 and has been shimmed, tiled and trimmed to match three times since will open joints that have been closed for decades. On an older ranch the honest target is often "stop it and close the worst of it," not a zero on every reading, and the sheet says so.

Mudjacking and polyurethane foam lifting come up on every leveling call, so here is where they fit. Pumping grout or foam under a slab raises the slab; it does not change the soil that let it drop, and on shrink-swell clay the lift can walk back out over a few dry summers. It is a fair choice for a driveway apron, a patio or a sidewalk panel. For a living space on Decatur or Dewey clay the lift that holds is the one that reaches past the clay, which means piers. The inspection prices whichever fits the problem, and will say plainly when foam is the cheaper right answer.

Leveling inside the Huntsville city limits is structural work and is permitted through City of Huntsville Building Services, with Alabama 811 called before the first exterior hole. Most leveling jobs that involve piers cross the $10,000 line that triggers Alabama's residential home builder's licence, so the contractor's HBLB number is on the sheet before you sign. In Madison, Decatur, Athens or the unincorporated county, the local building office handles its own permit, and the crew files it.

What this work includes

A laser survey, drawn

Thirty to forty floor elevations on a sketch of your plan, high point and low point marked, so the lift has a target and the result can be checked against it.

Slab lift from outside

Push or helical piers under the footing, rams on the brackets, a technician inside reading the receiver as each corner comes up.

Crawl space lift from inside

Jacks and timber cribbing under the girder, new block or steel piers set on footings, steel shims locked in, and the sagging joists sistered where they have cracked.

Partial on purpose when it should be

Where a full lift would open old joints or crack tile, the sheet names a partial target and explains why; you decide before the jacks go in.

The water fixed first

A low corner with a downspout dumping beside it gets the downspout moved before the piers go in, or the lift will not hold.

Permits, 811 and the licence

City of Huntsville Building Services permit for structural lifting, Alabama 811 locates, and the contractor's HBLB number for jobs of $10,000 or more, all on the sheet.

Questions about house leveling

How level can you get a 1960s ranch?

Close, not perfect. Houses that age have been trimmed, tiled and shimmed to their slope for decades, and chasing the last half inch opens more than it closes. The usual target is to stop the movement and bring the low side up until doors latch and the floor reads within a tolerance you agree to on the sheet, often a quarter to a half inch across the house.

Is foam lifting a good option?

For a driveway apron, a patio or a walk, often yes, and it is cheaper. For a living space on clay it tends not to last, because the clay under the foam keeps shrinking and swelling. The inspection will say which situation you have.

Will the lift crack my drywall?

Some fresh hairline cracks at door corners are common during a lift and are part of why the target is partial on older homes. Old cracks usually close. The crew photographs the interior before and after, and small patching is priced as its own line if you want it.

How long does leveling take?

A crawl space leveling is typically two to four days of work under the house. A slab lift of four to six piers is two to three days once the permit is in hand and 811 has marked the yard. The lift itself, in either case, is a few hours.

Do I have to move out?

No. The work is outside or under the house, the utilities stay on, and the only time anyone will ask you to stay out of a room is during the hour or two the jacks are actually lifting.

Can you level just one room?

Sometimes, if the sag is a single failed pier or a rotten girder section, which is common under a bathroom with an old leak. The survey shows whether the low spot is local or the whole side of the house, and the sheet is priced to the problem, not to the whole plan.

A crack you keep looking at, a floor that is not quite level, water where it should not be?

The inspection is free across Huntsville, Madison County, Decatur and Athens, it ends with written findings, and nothing is dug or lifted until you have a price in hand.
